Most renovations do not go wrong on the tools. They go wrong between the trades.
Everybody has heard the same story. The plasterer turns up before the electrician has finished, the kitchen arrives a fortnight before the floor is ready for it, and the decorator cannot start because nobody has filled the holes. Three weeks becomes three months, and the person living in the house is the one holding it all together.
That is a sequencing problem, not a skill problem. The trades are usually fine. What is missing is somebody whose job it is to decide what happens in what order and to hold everyone to it.
We take that on. You get a room by room scope, a programme showing the order the trades run in, and one written price covering all of it. The joinery we do ourselves, and the electrician, plumber, plasterer, tiler and decorator are people we work with week in and week out rather than whoever was free that week.
On older houses something unexpected almost always turns up. Rotten joists, old wiring, damp behind a unit. When it does we stop, show you, tell you what it costs to put right and let you decide, in writing, before we carry on.
What a renovation covers
Some jobs are two rooms, some are a whole house. The stages are the same either way, and you only pay for the ones your job needs.
First fix electrics and plumbing
Rewires, new consumer units, moved sockets, radiators and pipework, all by registered trades and certified at the end rather than promised.
Plastering and making good
Skimmed, dry lined or re-boarded where it needs it, then sanded ready for decoration. The stage that decides whether the finish looks new or patched.
Kitchens, bedrooms and joinery
The part we do ourselves. Kitchens, fitted wardrobes, under stair storage, media walls, panelling, doors, skirtings and architraves, built on site to the rooms as they end up.
Flooring and tiling
Floors levelled and laid, splashbacks and bathrooms tiled, thresholds worked out so the rooms run into each other properly instead of meeting at a strip of trim.
One programme, one point of contact
Trades sequenced so nobody is standing about waiting for somebody else, and one person you ring when you want to know what is happening next week.
A managed service, rip out to final painting
You get one project manager as your point of contact, and every trade on the job is sourced, scheduled and paid by us rather than by you.

Rip out and first fix
Everything out and carted away, structural work done, then electrics and plumbing moved and run before anything closes up. Plastering follows.

Joinery, second fix and hand over
Flooring, kitchens, wardrobes and joinery fitted, then tiling, doors and skirtings, final painting, a room by room walk through and the certificates issued.

How much does a full renovation cost?
It depends almost entirely on how much comes out. A single room refit runs into a few thousand, a whole house with a rewire, replastering, a new kitchen and bathrooms runs into tens of thousands. We price room by room so you can see where the money is going and take something out if you need to.
How long will it take?
A couple of rooms is usually two to four weeks. A full house with structural work and a rewire is more often two to four months. You get a programme with the price so you know the order and the rough dates before anything comes out.
Can we live in the house while you work?
Often yes, particularly if we phase it room by room and keep a working kitchen or bathroom until the last minute. Sometimes it is quicker and cheaper to move out for a few weeks. We will tell you honestly which makes more sense for your job.
Do you handle the other trades or do we?
We do. Electrician, plumber, plasterer, tiler and decorator are all people we work with week in and week out, sequenced by us. You get one point of contact and one written price rather than five numbers in your phone.
What about building control and planning?
Anything notifiable, such as electrical work, structural openings or new drainage, is handled through the right channels and certified. If your job needs planning permission or a structural engineer we will tell you early rather than halfway through.
